INSURANCE BUILDING VALUATIONS
I review building limits and insurance replacement-cost estimates for commercial properties, grower facilities and specialty barns—so the amount on the schedule has a better-supported basis.
Let’s talk about your coverage
MORE THAN A NUMBER ON A RENEWAL
Purchase price, tax-assessed value, loan balance and rebuilding cost answer different questions.
We focus on the construction and features of the insured structure, the cost inputs behind the replacement estimate, and the policy language that affects how a covered loss may be settled.
The goal is to identify limits that may leave you short—and limits that may add premium without adding meaningful protection under the policy’s valuation terms.
STRUCTURES WORTH A CLOSER LOOK
Warehouses, packing and handling facilities, equipment shops, storage buildings and other operating spaces.
Stall systems, tack rooms, wash areas, long-span roofs, covered arenas and improvements that a basic shell estimate may miss.
Greenhouses, growing structures, headhouses and the installed systems that support production.
THE DETAILS BEHIND THE ESTIMATE
I audit building limits with an understanding of building components, construction systems and the way each structure is used. We’ll review the available information and identify where measurements, photos, contractor input or other documentation would improve the estimate.
Square footage, wall and roof systems, foundation, clear height, building age, additions and the current use of each space.
Interior finishes, stall packages, built-in equipment, electrical and plumbing features, ventilation, heating and other installed systems.
The estimate’s cost date, location assumptions and the information needed to assess site-specific rebuilding considerations.
Replacement cost or other settlement basis, applicable insurance-to-value or coinsurance provisions, deductibles, limits and relevant endorsements.
A CAREFUL REVIEW. A CLEARER BASIS.
An insurance valuation is a rebuilding-cost estimate used in a coverage review. It is not a real-estate appraisal, engineering opinion or guarantee of a future construction price or claim payment. We’ll discuss any assumptions and carrier requirements before recommending changes.
Actual payment depends on the covered loss and policy terms. Higher limits do not automatically produce higher claim payments, and a review does not guarantee savings.
